Every year around Thanksgiving, our phone starts ringing with the same question: “Can you refinish our floors before the family gets here?” Too often, by then, the calendar is already full. That’s why we tell Maryland homeowners that the smartest time to plan a refinishing project isn’t the week before the holidays. It’s right now, in the heart of fall.

After more than 20 years refinishing hardwood across Annapolis, Baltimore, and Southern Maryland, we’ve found that October and early November offer a rare combination: comfortable weather, steady humidity, and enough runway to enjoy the results before guests arrive. Here’s why fall is the sweet spot, and how to make the most of it.

Fall Humidity Is Just Right

Hardwood and its finish are sensitive to their environment while they’re being worked on. At the peak of a Maryland summer, high humidity slows drying and leaves boards holding extra moisture. In mid-winter, forced-air heat pulls humidity down, boards shrink, and gaps open that can show through a fresh finish.

Fall sits comfortably in between. Before the furnace takes over, indoor humidity tends to settle into the 30–50% range that wood prefers. Boards are at a more neutral size, so sanding is more even, stain absorbs more consistently, and the finish cures the way it was designed to. (Our Summer Humidity guide explains why those swings matter.)

You Can Open the Windows

Ventilation matters during refinishing. Even low-VOC, water-based finishes benefit from fresh air moving through the house while they dry. In July, opening the windows means letting in muggy air. In January, it means letting in the cold, and cold slows curing.

Mild fall days let you keep your home comfortable and well ventilated at the same time, so your family gets back to normal life sooner.

Beat the Holiday Rush

From mid-November through December, refinishing contractors across the region are booked solid with homeowners who want beautiful floors for Thanksgiving and holiday gatherings. Waiting until then means competing for limited openings and risking a project that wraps up the day before guests arrive, with no time for the finish to fully cure.

Scheduling in October gives you breathing room. With water-based finishes, you can typically walk on floors in socks within a day, bring furniture back in a few days, and put area rugs down once the finish has fully cured, usually about two weeks. Plan now, and your floors will be ready long before the turkey comes out of the oven.

Dustless Refinishing Makes the Timing Easy

Many homeowners put off refinishing because they picture a house coated in sawdust during the busiest season of the year. That’s where dustless refinishing changes everything.

Our dustless sanding system captures fine particles at the source with powerful vacuum attachments, so the dust goes into a containment system instead of your air vents, curtains, and kitchen counters. Cleanup is minimal, and the air stays cleaner for kids and pets. As a Bona Certified Craftsman, we pair dustless sanding with professional-grade finishes built to stand up to busy Maryland households.

Fix Summer’s Wear Before Winter’s Stress

Summer is tough on floors. Kids home from school, pets running in from the yard, sand from beach weekends, and humidity swings all leave their mark. By fall, many floors look dull, show worn traffic paths, or have scratches that have cut through the finish.

Refinishing now restores that protective top layer before winter brings road salt, snowmelt, and dry heat. A fresh, intact finish is your floor’s best defense against the moisture and grit that come through the front door from December through March. Not sure whether your floors need a full refinish? Our post on the 5 Signs Your Hardwood Floors Need Refinishing (Not Replacement) walks you through what to look for.

A Fresh Look for the Season

Fall is also a natural time to rethink your style. If you’ve been eyeing lighter, natural tones or a matte finish, two of the biggest trends we’re seeing in Maryland homes, refinishing updates your look without replacing a single board.

How to Plan Your Fall Refinishing Project

A little preparation keeps the process smooth and stress-free:

  • Book early. Aim to schedule in October or early November to secure your preferred dates before the holiday rush.
  • Plan for a few days out of the room. Most projects take several days depending on square footage, stain, and the number of finish coats.
  • Clear the space. Remove furniture, rugs, and décor ahead of time so our team can start right away.
  • Make a plan for pets. Keep pets in another part of the house, or with friends, until the finish dries.
  • Choose your stain in person. Visit our Annapolis showroom to see samples side by side, or ask us to test a few colors right on your floor.
